What Will Your Money Buy? 8

A Look at Parker Homes
and Their Prices

At Parker Lifestyle, we thought it would be interesting to look at how far your home-buying dollar would go in the Parker area.

We asked several real estate agents to provide us with information and photos of listings and recent sales in the Parker area, so you could see just what you would get for $375,000 to $1.95 million.

Before we look at individual homes and their prices, we asked Timothy Clark, managing broker of the Castle Pines and Greenwood Village offices of LIV Sotheby’s International Realty, to comment on the real estate market in the Denver metro area and Parker in particular.

According to Clark, Metro Denver has been one of the hottest real estate markets in the country.

In Parker, he says, average prices have increased 7 percent when comparing the first three quarters of 2015 to the same time period in 2014. For that time period, the average price has increased from $372,672 in 2014 to $397,337 this year.

His stats also show that the average days a Parker home is on the market has dropped from 42 days in 2014 to 29 in 2015, with 1,791 properties sold through the third quarter of 2014 and 1,891 for that same time period in 2015.

Currently, 2,492 properties are for sale at an average list price of $452,451.

The future bodes well for the Douglas County area, Clark says, noting that the Douglas County Master Plan calls for tremendous growth in housing opportunities, as well as business development, parks and trails.

“With good planning and controlled growth, Parker should see a favorable real estate market for a long time.”
